Marty Loveday & Associates have been comissioned to sell at absolute auction The estate of Stephen E. Davis. Mr. Davis had a overnight rental business located at the entrance of Sky Harbor. This area has really developed over the years as one of the most popular rental area since it is in the middle of Gatlinburg and Pigeon Forge. Mr. Davis had his rental office in the basement area of the home located at 604 King Branch Rd. we will be selling the business Smoky Top rentals this includes the office furniture, equipment, contracts, business name, and maintaince supplies.

The home located at 604 King Branch will be sold seperatly. The home is a 3 bedroom 3 bath home with 3000 sqft acording to the tax records. This home also has a deattached garage.

Mr. Davis also owned the most unique cabin I have seen. A natural waterfall come's down underneath the middle of this unit. (Please see pictures) This cabin stays rented alot due to the location and of course the waterfall.

We wil be selling the business Smoky Top Rentals. This business includes the name, web-site, client list, and office furniture as listed below.

NOTICE: Buyer of 604 King Branch Rd is hereby given notice that purchasers of a single family residence built prior to 1978 shall have a maximum of 10 days to conduct a risk assessmsnt or inspection of the property for the presence of lead-base paint hazards. March 15,2010 starts this 10 day right to inspection. Successful bidder will sign a lead-base paint waiver day of sale.

Auction Terms

Terms: 10% non-refundable down payment will be due the day of sale. The balance is due at closing within 30 days. All successful buyers will be required to sign a note for the deposit amount in addition to the deposit made on the day of the sale. This note will become null & Void when the buyer completes all requirements for closing as set out in their contract.

Buyer's Premium: A 10% Buyers Premium will be added to the winning bid price to arrive at the total contract price paid by the buyer (purchaser).

Property Tour & Open House: Open house will be Friday March 26,2010 from 4pm til 7pm. An auction representative will be available by appointment only to view the property with you Monday thru Saturday until sale date.

From Pigeon Forge take the spur towards Gatlinburg, turn left at the first bridge going to Kings Branch, once on Kings Branch follow for about 0.5 miles to the entrance of Sky Harbor Sale will be conducted at 604 King Branch Rd.

1. 604 King Branch Rd: will be on your left as you enter Sky Harbor.

2. 750 Waterfall View: As you start up the hill into Sky Harbor take the first Rd. to the right.

3. Lot 414 Ski View Lane: Stay straight on Silver Popular Ln. past the pond to the stop sign. Turn left onto Ski View stay straight property will be on the right.

4. Lot 1275 East View Drive: Turn into Sky Harbor stay straight for about 1 mile You will come to a stop sign at East View drive. Bare left then straight as the lot will be on the left.
